The Stone House Inn is a century-old stone home situated in the heart of downtown Crawford, Colorado. The property has been extensively renovated and serves as a high quality, historic two-room boutique Inn and residence. The rental units constitute just over 500 square feet of the roughly 2,300 square foot home.

The present owners must tend to family business out of state and have consequently put The Stone House Inn up for sale.

The Inn is located across the street from the Boardwalk Restaurant, and just a block south of Joe Cocker’s former Mad Dog Ranch Fountain Café (recently re-opened under new ownership, as the Black Canyon Café). The Inn is one mile from the Crawford State Park and an easy 13 mile drive to the North Rim of the Black Canyon of the Gunnison National Park. The Inn is ideally situated for easy access to all of the scenic and recreational opportunities available in the North Fork Valley.

The residential portion of the stone house has also been handsomely renovated and features two spacious bedrooms upstairs divided by a small entry alcove. There are two additional bedrooms in the upstairs presently used as an office and a living area. The downstairs consists of a kitchen, laundry room, bathroom with large jet tub and separate shower stall, dining area, as well as a spacious addition constructed in 2007. The addition features extensive built-in poplar bookshelves and media storage and an exposed sandstone wall as well as four large sunny windows. The addition, which is situated on the back side of the home, opens up to a new 300sf, elevated wrap around deck overlooking the Clipper Ditch and its regular wildlife visitors.

The home includes a 1,000 square foot full walk-in basement which is has a new concrete floor. A portion of the basement could be renovated to incorporate an additional large rustic guest room (this area has a ground level entrance and one window).

The Inn has been in operation since November of 2000 and has seen a steady increase in guest nights and income, though 2009 has seen a nominal decrease in visitor reservations consistent with that experienced in the industry as a whole.

Recent changes which may benefit the profitability of the Inn include: Off street parking for motorcyclists; a 300 sq. ft. portion of the basement partially finished for additional guest quarters, new landscaping features in 2009; and the re-opening of the old Mad Dog Ranch Fountain Café as the Black Canyon Café. The new Café will focus on motorcyclists as did the Mad Dog. The Inn’s location one block from the Café will be ideal for these new visitors to Crawford.
